PIF-owned Roshn Group has announced a range of show villas, townhouses, and duplexes at Warefa, its first community development in East Riyadh.

The community, Roshn’s second in the Saudi capital, will boast 2,300 residential units featuring a mix of villas, townhouses and duplexes. When fully completed it will be home to over 13,000 people.

Warefa will combine modern homes with vibrant, open public spaces covering approximately 16,000sqm, with walkable streets and a mix of essential and leisure amenities designed to encourage healthy, active living.

Visitors to Warefa will be guided by Roshn’s dedicated sales team, who will also demonstrate how the community will look. across its 1.4sqkm once completed.

A company spokesperson explained, “Each of the eight different home types can be toured, with fully furnished duplexes, townhouses, and villas on display for walk-throughs with Roshn’s sales experts on hand to share information about size, equipment, and pricing.”

According to him, Warefa’s homes are inspired by the unique architectural ‘Salmani’ style of Riyadh and Najd, which blends tradition and modernity.

The range of residences includes stylish four-bedroom duplexes, as well as four and five-bedroom villas; there is also a ‘prime villa’ option.​ Prime villas offer five bedrooms, rooms for both a maid and driver, and a rooftop terrace.

Located in East Riyadh, close to Dammam Road and Khurais Road, Warefa offers easy access into the centre of Riyadh, with its host of economic, healthcare, governmental, entertainment, and educational institutions.

Facilities management firm Imdaad-Misr has entered into a new service agreement with Egypt-based developer Gates Developments.

As per the terms of the deal, Imdaad-Misr will provide integrated FM services to Gates Developments’ three projects in the Administrative Capital, five projects in West Cairo, and the new Lyv project in Ras El Hikma on the North Coast.

The agreement was signed by Mahmood Rasheed, Chief Operating Officer of Imdaad, Engineer Osama Osman, General Manager of Imdaad-Misr, and Hassan Nasr, the CEO of Gates Developments, at a special ceremony held in Cairo. The agreement is said to align with Gates Development’s strategy to engage leading operational companies and enhance the quality and performance of its future projects.

“As a regional leader in the facilities management sector, Imdaad Group has a proven track record of delivering exceptional services to administrative, commercial, residential, medical, and tourism real estate projects. This has established us as one of the top integrated facilities management companies in the Middle East. Othman pointed out that the company was focused on expanding its presence in Egypt as part of its growth strategy. The Saudi Architecture and Design Commission (ADC) has announced the pilot edition of its Design Leadership Programme 2024, as part of its Educational Enrichment Programs Initiative.

The programme, which runs until 8 June, is aimed at enhancing the students’ leadership capabilities through a comprehensive online curriculum, complemented by additional programme components.

Announcing the launch, ADC said the initiative was designed for young architecture and design professionals with 3-7 years of experience, who are currently in leadership positions, managing teams of 2-5 people or more.

The applicants should be residents of Saudi Arabia, working in one of the architecture and design disciplines, and proficient in English.

The programme’s objectives are to offer architecture and design practitioners opportunities to develop leadership skills, enrich the practical application of leadership with real-world examples and best practices, and promote collaboration within the Saudi architecture and design community. This is also the first initiative of its kind in the GCC, aligning with the tremendous emphasis on leading-edge design in the Kingdom’s current and future crop of giga-projects.

Germany-based Züblin has said that it has constructed a building from a single 3D-print with load-bearing concrete walls. The achievement is a ‘world first’ according to the company, which is a subsidiary of Putzmeister and Strabag.

According to a report, the structure is Strabag Baumaschinentechnik International’s newest warehouse in Stuttgart, Germany, and its construction will not only create a new facility for Strabag but also serve as a bench test for Züblin’s 3D printing capabilities and processes.

Using Putzmeister’s KARLOS mobile concrete printer, the machine’s mast boom has a 26m reach. Its extensive span allows the application of “concrete in several layers precisely on the basis of a predefined and digital blueprint via a special print head,” noted Züblin.

Until now, the challenges of 3D concrete printing have mainly been the lack of scalability of the technology for large-scale projects. “Printing has mainly been done with so-called portal printers, which are limited to the production of smaller buildings,” the firm added.

It added that KARLOS allows more flexibility and range, which provides the potential for scalability – even for large-scale projects. Delivering cementitious paste in a rectangular method, much like the form of a brick (as opposed to a rounded edge like most 3D concrete printers), the squared walls are able to support the weight of the building.

“In addition to the complete elimination of formwork work, the economic and ecological advantages of the method include the production of solid wall cross-sections in a single operation and the use of CO2-reduced concretes. By using only green electricity for the all-electric machine and using CO2-reduced concretes, Züblin and Putzmeister are making an important contribution to making building construction more sustainable in the future,” the firm explained.

Combined with electrification, digital planning, and use of a BIM model on this project, Züblin said it’s hoping to develop novel construction methods for the future.

It concluded, “The combination of the production steps from the digital planning of the BIM model to the implementation by 3D printer revolutionises the processes in construction. Work processes are significantly streamlined and accelerated by automation.”

DMCC and Signature Developers have partnered to launch W Residences in Jumeirah Lakes Towers (JLT). Scheduled to break ground by year-end, it will set new standards in extraordinary, hotel-living across the vibrant JLT community, DMCC said in a statement.

Six major players in the project development sector are in the race to develop the Oman Business Gateway, a mixed-use project in Muscat featuring a blend of office spaces, residential units, retail outlets, as well as a 5-star hotel,

The prime contenders are French builder Bouygues Batiment International; the regional unit of Australia’s Plenary Group; and Kuwait-based Alghanim International General Trading & Contracting Company. Additionally, local Omani names such as Galfar Engineering & Contracting Company, Muscat National Development & Investment Company (Asaas) and Amjaad Group have also entered their tenders.

The Oman Business Gateway, being developed as a Public Private Partnership (PPP) project, will be built on a 215,000sqm area in the Airport Heights district of Muscat. The project is being set up as a commercially-focused hub with a variety of mixed-use assets. One of the objectives is to transform the Ministry of Commerce, Industry and Investment Promotion (MoCIIP) land located at Airport Heights into a centre for prime economic growth.

The Ministry of Finance explained that the Oman Business Gateway project began with a feasibility study, followed by the issuance of the RFQ tender in February. Out of 68 interested companies, eight submitted their documents for the RFQ tender, and six have now been shortlisted.

These shortlisted companies will be invited to submit their proposals, after which the real estate development contract will be awarded to the winning bidder.

The scope of work for the company, as the project master developer, will be to provide overall design, financing, development and operation of the Oman Business Gateway.

A key highlight of the Gateway will be the construction of the new MoCIIP headquarters on a 30,000sqm area, housing all ministry and departmental staff. The new building will also replace the current offices of MoCIIP.

With the MoCIIP headquarters at its foundation complemented by a mix of retail, commercial and accommodation, this flagship project is poised to significantly enhance the economic landscape of Muscat Governorate, it added.
